At Blue Lake Builders, we take pride in incorporating typical construction specifications into our custom homes. These features give homeowners a clear understanding of the quality and durability we prioritize throughout the building process.   • Foundation

    • 8"x24" concrete footer
    • 8"x8' or 9' tall poured concrete house foundation wall
    • All exterior concrete house foundation walls sprayed with Deco© 20 sealer
    • Minimum 6" stone base under basement, garage, and porch floors
    • All basement, garage, and porch concrete floors poured a minimum of 4" thick
    • 8" steel beams with 3" steel posts
    • Bilco© doors for basement entry or 6' double door for a walkout basement
    • Code requirements/soil conditions may dictate changes to these specificications
    • Basement unfinished unless customer wants it finished

    • Chrome glass door on shower stall units (Tub/showers optional)

    • Vanity base cabinet with cultured marble top

    • Full mirror 40" high over vanities std. (mirrored cabinets optional)
    • The cabinets, tops, and mirrors are part of the kitchen allowance

    • A one year written warranty for defective material or labor by the builder
    • Manufacturer’s warranties on certain items for extended period
